Golf Course Brokers, Inc. assists its clients by working to locate and present properties that fit the Buyer’s investment criteria and by providing detailed asset physical and financial information. We offer advisory services as to necessary improvements to physical conditions and operational issues. Our service includes assistance with negotiations, financing and completion of the detailed due diligence process to assure a satisfactory and timely closing.
I. Two Important Facts to consider:
A. 70% or more of all golf courses sold each year in the USA are never listed for sale or posted for sale by a Broker or an Owner. This is true because Owners are often reluctant to sign an exclusive listing agreement and because Owners are concerned that their golf course operations will be negatively impacted if their Employees or Members are aware that their golf course is for sale.
However, there are many Owners that truly want to sell their golf course but want to do so in a very discreet manner.
B. In most states, the State Real Estate Commission requires that all Brokers are legally representing the Seller even if a Broker is working with a Buyer and regardless of who is paying the Broker Commission. The Broker for the Seller is an Agent to the Seller, and the Broker for the Buyer is technically a Sub-Agent to the Seller. This means that the duties and level of loyalty by all Brokers are required to be stronger with the Seller than the Buyer.
This is legally no longer the case once a Buyer enters into a Buyer/Representation Agreement with a Broker. Now the Broker 100% represents the Buyer and is allowed to perform duties and provide information that was possibly not allowed before.
C. There are many qualified Buyers that are ready to purchase the right golf course but have been unable to locate that golf course and complete a purchase. Finding the right golf course can be difficult when you have a specific buying criteria that includes: location, price range, number of holes, public versus private, zoning of the land, condition of the facilities, equipment included leased or owned, financing availability, profitability, etc.

A. BROKER PRICE OPINION of VALUE (BPO):
A Broker Price Opinion (BPO) is not a certified appraisal and is not intended to be. Our BPO is intended to help you know “what the current market price of your golf course should be if it were purchased by you today”. A certified appraisal typically tells you what a golf course could be worth based on projections of future income and not what it is worth today based on today’s actual income. Our BPO can usually be provided to you much cheaper and much faster than a certified appraisal. We can verbally give you our ball park price opinion immediately after completing our site inspection and due diligence and we can deliver our complete typewritten Broker Price Opinion report within ten days after completing our due diligence trip.
WHAT WE OFFER TO DO:
We offer to make a site visit to the golf course you are interested in purchasing. We will inspect your golf course, clubhouse, all buildings and facilities, irrigation system, golf carts, equipment, etc. We will visit other golf courses in the area to assess your competition and we will research comparable local land values where applicable to determine the pure value of the land that your golf course and facilities occupy. We will apply various financial analysis including capitalization rate calculations, discounted cash flow models and internal rates of return. We will review with you our completed Broker Price Opinion and the golf course financial statements, property taxes, water availability and cost and other operational and financial issues that we discover.
B. GENERAL CONSULTING:
We offer to assist you with the buying process:
Help you hire an attorney to prepare the purchase contract and review all pertinent documents, chose a Title Company, help hire a due diligence team to inspect all physical aspects of the golf course including buildings, facilities, Irrigation system, and equipment, complete a Phase I Environmental Study, analyze and review the financial statements and owner’s Tax Returns and help you secure financing.
The law in most States is clear in that all Real Estate Brokers involved with a real estate transaction represent the Seller either as his Agent or as a Sub Agent under the Listing Agent regardless of who pays the Broker’s commission.
The only way to have a Real Estate Broker legally represent your interest first is to enter into a Buyer Representation Agreement or Consulting Agreement with that Broker.
